The Willow is an established community pub which offers excellent potential to build upon the current food and drinks business. This well maintained pub sits on an extensive plot offering ample car parking space and it has several trading areas including a Lounge Bar which offers access to an impressive patio area. In addition to this, The Willow features a Public Bar which includes facilities such as a darts board and pool tables to support local demand for pub games and sports.

The Opportunity

Sorry but we’ve found a great licensee to run The Willow but worry not, click here to see other great opportunities with Everards Brewery Ltd.

Thurmaston has a population of 9,000 and The Willow is surrounded by a mixture of new builds and mature housing and this places the pub in a very desirable position. We wish to work with you to develop a tailored retail marketing plan in order to capitalize on local custom.

The Willow would be an ideal pub opportunity for an experienced community pub operator who has an interest in both hosting and screening live sports within the pub. Working together we would like to maintain The Willow as a community pub. To achieve this we will work with you to develop a retail food offer that provides customers with home-cooked food at a price point of £5.99. This will be delivered in a daily promotion format in order to attract local custom.

Our overall vision is to ensure that The Willow remains the chosen venue for locals, teams and sports fans within the Thurmaston area.

* This information is generated from our assessment of Fair Maintainable Trade (FMT) at Willow and is based on certain assumptions and information provided by our licensees (to be disclosed on request). FMT is the level of turnover we would expect the pub to achieve within its market and this is assessed in line with good industry practice and relevant accountancy standards.

Wherever possible we have also included the pub's current trading information as at 24th April 2009 in addition to FMT. This is taken from our sales information (barrelage) and information from the licensees such as their trading information and cost base.

We would expect you to use the FMT information to help form the financial element of your business plan. These figures above are an estimate based on FMT and you may think that you can exceed or conversely not achieve these. As this stage we would strongly recommend that you take independent financial advice to help you form a budgeted profit and loss statement.

You are advised to carry out your own financial investigations and inspections into the pub to satisfy yourself as to the correctness of the above information, whether or not you can achieve these figures and as to the trading potential of this pub. You will be given a shadow profit and loss account and other details of the pub when you make a formal enquiry – this will be given within our Code of Practice which also contains other details about Everards.

Historic information is not an indicator of future performance of a pub and you should bear this in mind in your assessment.
